Custom web development projects for London businesses

London web agencies charge what London overheads demand — GBP 80 to 150 per hour is the market rate for competent mid-tier work, and the maths on that does not favour a small or growing business with a real project to deliver. Codalyst Tech builds websites and web applications for London clients under a scoped, fixed-price agreement in GBP, backed by a company contract with named contacts, full IP assignment, and a written proposal within 24 hours of your brief. We are based in Pakistan. When London opens at 9am, it is 2pm for our team — we are already mid-afternoon, which gives you five hours of live overlap every working day without anyone starting before sunrise.

Local market

The London market, and why agency pricing looks the way it does

Senior developer salaries in London run from roughly GBP 80,000 to GBP 130,000 a year for experienced hires, and that is before employer National Insurance, pension contributions, London weighting and the Farringdon office lease. Every London agency quote is recovering those costs whether or not they are relevant to your build.

The practical consequence for a London business is a market gap below roughly GBP 20,000. Established agencies at that level are not interested, because the project does not cover their cost of sale. Below it, the options are template resellers, individual freelancers with no contract structure behind them, or offshore firms who communicate poorly and deliver late. Most London SMEs have encountered at least two of these outcomes.

Our position is not to compete on price in the abstract. We compete on a specific combination: fixed scope, fixed GBP price, written before work starts, delivered by a registered company with accountability behind the engagement rather than a sole trader with a Calendly link. If scope changes mid-build, we price the change and you agree to it before we build it. The final invoice matches the agreed number.

For London businesses, the IR35 question also matters. We are not a contractor. Codalyst Tech is a registered company and the contract is B2B, which means IR35 does not apply. You engage a company, not a person. That removes the off-payroll compliance burden that makes hiring individual offshore contractors complicated for many London businesses.

London is also a market with strong design agency and branding studio capability. If you have an existing studio you trust for design, we build to their output. Send us the Figma file and we quote against the actual scope.

Pakistan Standard Time is UTC+5 year-round and does not observe daylight saving. GMT is UTC+0 in winter and UTC+1 during British Summer Time from late March to late October. The gap between PKT and London is therefore five hours in winter and four hours during BST — the narrowest offset Codalyst Tech has with any client market anywhere. When your working day starts at 9am GMT, it is 2pm PKT and our team is in mid-afternoon. We have full availability through your morning and into your early afternoon without any early-start scheduling on our side. For a London business, this means standup calls, design reviews, staging walkthroughs and scope conversations all happen live inside your normal working day. You will not wait a day for an answer to a question that takes two minutes. By comparison, Australian clients work with a five-hour gap that falls at the wrong end of the clock — they are in our morning when their day starts. UK clients get the overlap at the most useful point: mid-morning to early afternoon GMT, which is where most project decisions happen.

Industry context

Industries we serve in London

Fintech and financial services

London is one of the densest concentrations of fintech activity globally. Companies like Revolut, Monzo and Wise built their consumer-facing surfaces on fast, accessible web applications, and the broader financial services sector — insurance platforms, wealth management tools, FCA-regulated advisory firms — has followed with sophisticated web application requirements. The build demands here are data display, compliance-conscious form design, and performance under load. We do not hold FCA authorisation and will not imply otherwise, but the engineering requirements are well within our scope.

Legal tech and professional services

London's concentration of law firms, barristers' chambers, management consultancies and professional services firms creates persistent demand for credibility-led web builds: clean information architecture, practitioner and team profiles, case study structures, and careful handling of client-facing contact forms. These organisations are not buying visual ambition — they are buying clarity and the kind of information design that signals competence to a sophisticated buyer.

E-commerce and retail

London is headquarters to major British e-commerce businesses including ASOS, and the surrounding ecosystem of brands, independent retailers and direct-to-consumer operations has substantial web build requirements. Catalogue architecture, performance under high traffic, checkout that converts on mobile, and integrations with fulfilment and inventory systems are the consistent requirements. For brands already on Shopify, the conversation is often about what Shopify cannot do well rather than whether to leave it.

Case study

AAP Commercial Cleaners

A full commercial cleaning website built on Next.js and TypeScript, structured around multi-category service pages with suburb-level coverage for the south-west Sydney service area. The information architecture was the deliverable — local service businesses win on service-area search and that has to be built in from the start, not bolted on. The same pattern applies to London-based service businesses covering specific boroughs or postcodes.

Alternative model

Need ongoing capacity rather than a project?

The engagement above is scoped project and programme delivery. If you need a dedicated developer working inside your London team on an ongoing basis, the hire-staff model is a better fit.

Frequently asked questions

Does IR35 apply when we engage Codalyst Tech?
No. IR35 applies to off-payroll working arrangements involving an individual working through an intermediary. Codalyst Tech is a registered company — Codalyst Tech (SMC-Private) Limited — and the contract is a B2B service agreement between your organisation and ours. There is no off-payroll individual and no IR35 determination to make. This removes the compliance burden that makes engaging individual offshore contractors complicated for many London businesses.
How does the timezone difference affect a London project?
Favourably, compared with most offshore options. Pakistan Standard Time is UTC+5. When London opens at 9am GMT, it is 2pm for our team — mid-afternoon. We are available for calls, reviews and decisions throughout your morning without anyone on our side starting before sunrise. During British Summer Time the gap narrows to four hours. You get five or more hours of live daily overlap, which is more than Australian clients get and far more than a North America-based team would give you.
We already have a London design agency. Can you build to their designs?
Yes, and it is one of the more common arrangements we work in. Send the Figma file and we will review it for technical feasibility, flag anything that will cause problems in build or hurt performance, and quote against the actual scope. Because discovery and design are already done, these projects price at the lower end of the band and move faster. We work comfortably within an existing design system without wanting to change it.
What happens if the scope changes mid-build?
We price the change and send it to you before we build it. Fixed-price means the agreed number does not move unless you agree to move it. Scope changes are normal and the only thing we insist on is that the cost conversation happens before the work, not in the final invoice. Nothing lands on an invoice that was not agreed beforehand.
Who owns the code when the project finishes?
You do, completely. Full IP assignment is written into the service agreement. You receive the source repository with a documented README and deployment credentials. There is no proprietary CMS lock-in and no ongoing licence attached to code we write for you. If you want to hand the codebase to an internal developer or a London agency later, that is a normal expected outcome and we build with it in mind.
Is post-launch support included?
The project scope covers delivery to a production-ready state, including a handover period. Ongoing support — bug fixes, content updates, feature additions — is available on a separate retainer or on a per-task basis. We recommend agreeing a support arrangement before launch rather than after the first issue arises. The retainer rate is fixed and invoiced monthly with no lock-in period.
